If you have decided to sell your house and make a move, then you have some prep work ahead of you. For some, it will take very little work, but for others, it will take a little more effort. The best advice we can give on prepping your house for potential buyers is to walk through your house as if YOU are a potential buyer. Pretend it isn’t your house or your belongings. What things would you notice in a good way and what things would put you off as a house buyer?
The first piece of advice that a home staging expert will give you is to take down all family photos. When potential buyers enter your home, they want to envision it as their own. It is harder for them to do this when your personal family photos are on the walls, nightstands, etc. Have neutral art on the walls that is impersonal.
If you have painted the rooms in your house various colors, it might be worth the money to re-paint them in a neutral color. You may think that potential buyers should be able to overlook something that is a simple fix like a paint color, but you might be surprised how many buyers will get hung up on something like that and choose not to put in an offer on a house they would otherwise like. Many buyers want a home that they can move into without doing ANY work, even painting.
Clear off all counters as much as possible. Keep personal items like toothbrushes, combs, and perfumes/colognes in the drawers or cabinets. Again, you want the potential buyers to envision their own belongings, not your well-worn toothbrush! In the kitchen, keep the counters clear of all paperwork, keys, etc. While your house is on the market, you must become an expert at keeping things put away where they belong and out of sight as much as possible.
Keep all rooms tidy. This can be particularly hard if you have young children. You may feel like your whole day is spent picking up toys, but it’s better than a potential buyer tripping on a set of blocks! Also, if you have a lot of knick-knacks or collections, you should go ahead and box those up for the move prior to putting your house on the market.
If your house is in need of a deep clean, you should invest in a one-time cleaning service from a housekeeping company. Otherwise, just give it a nice thorough cleaning yourself. Make sure window sills and baseboards are clean. Dust all your ceiling fans. And, make sure all your window blinds are clean too. Also, you will want your stove, oven, and microwave (if it is staying) to be clean.
